Homeowner's fees are $300 a year and include the use of a boat dock. There are two marinas. Owners are able to rent out their homes when they are not in residence. Norris Shores (Union County) is a wooded community in Sharps Chapel, about 20 years old. There are several lakefront and view lots and homes in there for sale. Annual homeowners fee is $65 and the boat dock fee is around $450 per year. Short term rentals are not permitted. Residents of Norris Shores have septic systems and have dug wells. Utility water is now available for residents if they wish to hook in. Lakefront owners can opt to pump their water from the lake and process it in their homes.

Rock Harbor(Claiborne County) is one of the newer communities on Norris Lake. Spectacular sweeping views of mountains and lakes. Lovely marina, but not a lot of shoreline to the community. Lot prices tend to be a little higher than some of the older communities. Located just off Route 33 in Claiborne County, Rock Harbor is easy to reach from Knoxville.
Sunset Bay (Union County) in Sharps Chapel was once the Russell Brothers' cattle farm. This community is on a peninsula overlooking the beautiful Chuck Swan Wildlife Area and several islands. Lots at the tip of the peninsula face the rustic Big Ridge State Park. Homesites near the lake tend to be 1/2 to 1 acre and former pasture. Trees start as you head up the ridge. Ridge lots tend to be the least expensive, most wooded site have flat areas and building sites and some give you views of the lake on either side of the peninsula. There is a clubhouse with a workout room and a marina. Annual homeowner's fees are $440. Using the marina requires a one time $5000 marina membership which is transferable with the property and a $100/month boat slip maintenance fee. Some properties on the market include the marina membership with the property. Short term rentals are not permitted. Sewer and water.
Tanglewood (Union County) is an older community of mixed homes syles near Norris Shores. Residents of Tanglewood have septic systems and dig wells. Lakefront owners can opt to pump their water from the lake and process it in their homes.
Woodlake (Claiborne County) is a golf and waterfront community. Fronting on the 34,000 acre Norris Lake, this Par 72 Championship Golf Course was called "one of America's best new courses" by Golf Digest in 2000. This course features bent grass greens, Bermuda fairways and several picturesque holes located along Norris Lake. Visit the beautifully appointed 10,000 square foot clubhouse, complete with a casual dining facility and a fully staffed Pro Shop. Several excellent homes, condos and exceptional lots are available.
